1) Nature of Service

Invest Lombok (“we”, “us”) provides marketing and coordination services relating to land opportunities, construction coordination, and villa management in Lombok via trusted local partners. We are not an estate agent, broker, developer, lawyer, or financial adviser.

2) Information & Accuracy

Listing information (e.g., size, zoning, location) is supplied by owners/partners and believed accurate at time of publication, but is provided for guidance only. Prospective buyers/lessees must conduct their own due diligence.

3) Access Road & Infrastructure

Some plots include a planned internal access road shown on site plans. If not yet constructed, the cost may be either:

• (a) shared among plot purchasers/lessees on a pro-rata sqm basis; or
• (b) included in the price — as specified in the individual agreement.

Road works are arranged by the landowner or an appointed contractor; specifications and timelines may vary. Invest Lombok is not responsible for construction of the road or delays.

4) No Investment Advice

We do not provide financial, investment, tax, or legal advice. Any statements about potential rental income, demand, or market outlook are illustrative only and not guarantees. Always seek independent professional advice.

5) Compliance with Indonesian Law (Rentals)

If you intend to operate a villa commercially (e.g., Airbnb), it is your responsibility to comply with Indonesian law and licensing (for example, operating via a licensed local manager or establishing a PT PMA). We may introduce licensed partners, but ultimate compliance is your responsibility.

6) Notary & Legal Services

Notary and legal services are delivered by independent licensed professionals (PPAT/Notaris). We assist with introductions and coordination only, and are not responsible for legal outcomes or registration timelines.

7) Limitation of Liability

To the fullest extent permitted by law, we exclude liability for indirect, incidental, or consequential loss. Our total liability, if any, is limited to the fees you paid to us for the relevant service.

9) Changes

We may update these Terms occasionally. Continued use of the website after changes constitutes acceptance of the revised Terms.
